Sprinkler-System Impairment Watch
Sprinkler-System Impairment Fire Watch
Draining a wet system for a tenant build-out, closing a control valve, replacing a fire pump component, or repairing a standpipe riser removes the building's automatic suppression capability. 513 Firewatch provides the documented patrol coverage that impairment programs and authorities commonly require while that equipment is unavailable.
System-impairment fire watch is primarily governed by the Ohio Fire Code, the applicable fire-code official, the property's impairment procedures, and approved post orders.
Review fire watch compliance requirementsCoverage during a suppression impairment
- Patrols of the specific areas left unprotected by the closed valve, drained zone, or out-of-service riser
- Attention to hazard concentrations: storage areas, kitchens, mechanical rooms, electrical rooms, and active work areas
- Verification that exits, corridors, and fire doors are usable and unobstructed
- Written observations for each round, including any condition reported to the property representative
- Immediate notification and 911 contact procedures if fire or smoke is discovered
- Documentation of the watch end time after the property confirms the system is back in service
Coordinating with your impairment program
Many insurers and owners operate a formal impairment permit or tag program that names the person responsible, the affected equipment, the precautions in force, and the restoration steps. We work inside that documentation rather than around it: your impairment plan defines the scope, and our post orders and logs reflect it so your file stays consistent.
Scope limits
Our personnel do not close or open control valves, do not inspect, test, certify, or repair sprinkler piping, pumps, or standpipes, and do not authorize restoration. Those actions belong to your licensed fire-protection contractor and the authority having jurisdiction.
Sprinkler Impairment Questions
Do you cover partial impairments, like a single drained floor?
Yes. Coverage is scoped to the area left unprotected. Tell us which zones, risers, or floors are affected and we build the patrol route around them.
Can you cover a planned weekend shutdown?
Yes. Scheduled impairments are easiest to staff well, including overnight and multi-day coverage. Give us the planned start and end windows in advance.
